These Are The Reasons That Shellers Should Get A Property Floorplan
Posted on 03/10/2022
Although a floorplan isn’t a legal requirement for sellers, providing a floorplan can have many potential benefits, helping to make your property more attractive to prospective buyers. Read on to find out more about online floorplans.
From understanding where they could place their existing furniture to getting a true idea of how the layout of a property could work for them, these are the reasons why sellers will benefit from providing potential buyers with a floorplan of their home.
Easier Visualisation
When a potential buyer sees a floorplan for a property it makes it much easier for them to visualise the layout of the property, helping them better visualise themselves in the property. Photos remain the best tool for selling a property, but it’s far easier to not only understand the layout of a property by looking at a floorplan, but it also allows potential buyers to clearly understand how big the rooms are.
With the widespread use of fisheye lenses and estate agents knowing all the tricks in the book to make rooms look bigger than they really are, a floorplan, along with room dimensions puts those carefully framed room photographs into perspective.
From a psychological perspective too, this can help to create a sense of attachment, helping buyers to move in mentally, which could positively influence whether you get that all-important offer or not!
Greater Recall
The more information and assets that can be provided (think photos, videos, descriptions and a floorplan), then the more likely it is that a property will stick in a potential buyer’s mind.
Not only is this useful in capturing their attention and keeping them focused on a property, but this greater attention can translate into certain properties being easier to recall, helping them to stand out more easily in the minds of buyers.
When a market is saturated and buyers are viewing lots of different properties, taking every opportunity to stand out and be memorable could enhance your chances of attracting interest.
Cuts Out Time Wasters
Providing a floorplan leaves far less to guesswork. Most of us can remember that feeling of seeing a photograph of a room we particularly love in a house we later go on to view, only to find that in real life it’s actually much smaller or the location of the room just doesn’t flow with the rest of the house as we’d imagined.
Viewers are likely to find out only once they arrive at a physical viewing that the lovely bathroom they were lusting over is actually positioned awkwardly in between 2 bedrooms or on the ground floor behind the kitchen.
Likewise, rooms that can look huge with the right lens and angle could turn out to be much smaller in real life and therefore lacking in the space a buyer might be looking for.
A floorplan leaves much less to chance and clearly indicates the locations and dimensions of rooms so buyers are much more likely to have realistic expectations when they step through the door.
Attract More Interest
Research carried out in 2021 by online estate agent, Zoopla showed that their sales listings with floorplans, saw a 14% increase in clicks. Similarly, research from Rightmove found that a sizeable 1 in 5 buyers would ignore a property listing completely if that property was without a floorplan.
Online Floorplans
With many buyers actively put off by the lack of a floorplan then, having an online floorplan drawn up for a property, should definitely be high up on the list of things to consider when homeowners put their properties up for sale.
